Distinctive Exterior/Construction Features
- Genuine clay brick elevations with precast window sills, exquisite brick
detailing, soldier coursing, brick archways, key stones and other masonry
and stone detailing, and vinyl siding and scallops (as per plan).
- Purchaser’s choice of exterior colour package (Vendor to architecturally
control colours).
- Molded sectional roll-up garage door(s) with decorative lite inserts where
applicable, as per floor plans and drawings. Garage door(s) installed with
heavy-duty springs and long life rust resistant hardware.
- Metal insulated entry door(s) with weather stripping.
- Thermopane Low E and Aragon vinyl/composite casement windows
throughout as per plan. Opening windows are screened with internal grills on all
front elevations, where applicable, as per floor plans and drawings. Vinyl

- Energy conserving insulation to all exterior walls and ceilings to meet or
surpass Ontario Building Code requirements.
- 3/8" plywood roof sheathing.
- Pre-finished maintenance free aluminum soffits, fascia, eavestrough and

- Walkways, precast slabs and steps at front and patio rear area, where
applicable (wood decks optional at rear yard). Number of steps at front and
patio rear may vary from that shown according to grading conditions and
municipal requirements, and cannot be guaranteed.
- One exterior water tap plus one in garage area. Builder to determine location.
- Dead bolts on front entry door and garage access door where applicable
as per plan.
- Yard to be sodded.

two-storey models and throughout ground floor to second floor of three-storey
models.
- Luxurious Trim Package including 4 ¼" baseboards and 2 ¾" casings to be
painted White.
- Luxury oak staircase from main to second floor (closed risers) on two-storey
models and ground floor to second floor on three-storey models in Natural
Finish, as per plan.
- Main floor archways to be trimmed
- Solid oak railings and nosings with 1 ¾" spindles.

Flooring Features
- All tongue and grove 5/8" sub-floors to be sanded and fastened with nails
and screws.
- Purchaser’s choice of imported ceramic floor tiles (12" x 12" or 13" x 13") in
foyer, kitchen, breakfast area, laundry room and powder room (as per plan)
from Builder’s standard samples with Bianco Carrara Marble Thresholds at
floor transitions. APPLIED ON CEMENT MORTAR BED.
- Purchaser’s choice of quality Broadloom throughout, from Builder’s 35 oz.
Standard samples (one colour throughout).
- 2 ¼" prefinished natural colour oak strip flooring throughout main floor,
excluding tiled areas.
Laundry Features
- Single laundry tub set in white melamine cabinet base with faucet and drain,
and washing machine hookups, as per plan. (Cabinet base not included if
laundry is in basement)
- Dryer vent and electrical plug.
Gourmet Kitchen Features
- Double stainless steel sink with single lever faucet.
- White hood exhaust fan over stove area vented to exterior.
- Heavy-duty wiring and receptacle for stove.
- Rough-in plumbing for future dishwasher. (Space left open in kitchen cabinetry
- no electrical included).
- Purchaser’s choice of high quality Kitchen Cabinets as per standard samples.
- Granite countertop, ¾" with square edge, as per Builder’s standard samples.

standard samples. Step-up tub area includes a row of tiles above oval tub deck
in master ensuite. APPLIED ON CEMENT MORTAR BED.
- Main and other bathrooms to have tub enclosure with ceramic tile to ceiling
height, where applicable, as per floor plans and drawings.
Heating/Insulation Features
- Forced air high-efficiency gas furnace.
- Hot water tank (gas) on a rental basis (Requires Signing of Contract Prior to
Closing).
- Rough-in for future central air conditioning.
- Thermostat located in central location on main floor. Insulation to be as per
new Ontario Building Code at time of issuance of building permits.
Electrical Features
- All homes with 100-amp breaker panel service.
- All wiring in accordance with the Ontario Hydro Standards.
- Standard light fixtures throughout except living room.

the Customer Service Excellence Rating.
- Seven (7) years – major structural defects.
- Two (2) years – plumbing, heating and electrical systems.
- As per Tarion Warranty Corporation program requirements.
