  2. Purchaser's choice of exterior colour package. (Vendor to architecturally control colours).
  3. Roll up sectional garage doors to cladwood specifications with colonial windows As per plan.
  4. Metal insulated entry door (s) with weather stripping.
  5. Thermopane White Vinyl Casement and picture windows throughout with colonial bars on front elevation only and vinyl thermophane sliders on basement, including screens, as per Vendor's samples.
  6. Self-sealed asphalt shingles. 20 year warranty.
  7. Pre-finished maintenance free aluminum soffits, fascia, eavestrough and down spouts.
  8. Walkways, precast slabs and steps at front and patio rear area where applicable.(Wood Decks Optional at rear yard)
  9. One exterior water tap plus one in garage area. Builder to determine location.
  10. Dead bolts on front entry door and garage access door where applicable as per plan.
  11. Entire lot sodded.
  12. 2" x 6" exterior wall construction for extra rigidity factor.

  21. 5/8" sub-flooring, tongue and groove fastened, screwed & nailed.
  22. Purchaser's choice of imported ceramic floor tiles (12" x 12" or 13" x 13") in foyer, kitchen, laundry and powder room (as per plan) from Builder's standard samples with Bianco Carrara Marble Thresholds at floor transitions.
  23. Purchaser's choice of quality Broadloom throughout, from Builder's 35 oz. Standard samples. (Choice of One Colour Throughout.)

    LAUNDRY
  24. Single laundry tub set in white melamine cabinet base with faucet and drain, and washing machine hookups, as per plan. (Cabinet Base Not Included If Laundry In Basement)
  25. Dryer vent and electrical plug.

    KITCHEN
  26. Double stainless steel sink with single lever faucet.
  27. White hood exhaust fan over stove area vented to exterior.
  28. Heavy duty wiring and receptacle for stove.

  34. Exhaust fans in all bathrooms according to the new Ontario Building Code.
  35. Privacy locks on all bathroom doors.
  36. Plate mirrors above vanities in all bathrooms.
  37. Ceramic accessories in bathrooms.
  38. Purchaser's choice of vanity cabinets and counter tops in all bathrooms as per standard samples.
  39. Powder room includes single white pedestal sink.
  40. Purchaser's choice of 10" x 13" Imported Bathroom Tiles, as per builders standard samples. Step-up tub area includes one row of tiles above oval tub deck in master ensuite.

    HEATING
  41. Forced air high-efficiency gas furnace.
  42. Hot water tank (gas) on a rental basis (Requires Signing of Contract Prior to Closing).
  43. Rough-in for future central air conditioning.
